Buyer / Seller Home Inspections comply with Texas Real Estate Commission Standards of Practice (Sections 535.227-535.233 of the Rules) found at www.trec.texas.gov.  The inspection is a limited visual survey and basic performance evaluation of the systems and components of the home using normal controls that provides information regarding the general condition of a residence at the time of inspection.  I strive to provide a higher level of inspection performance than required by these standards to ensure that you receive the most comprehensive information on system performance and safety to support your home investment decision.
Consider an 11th Month Warranty Inspection if your new home is approaching its one-year anniversary.  A complete home inspection is performed that complies with Texas Real Estate Commission Standards of Practice (Sections 535.227-535.233 of the Rules) found at www.trec.texas.gov.  An inspection helps protect you by identifying any performance issues or defects prior to builder warranty expiration.  A warranty inspection helps you continue to protect your investment.
A New Build Pre-Closing Inspection will identify items requiring builder attention prior to closing on your newly built home.  The inspection complies with Texas Real Estate Commission Standards of Practice (Sections 535.227-535.233 of the Rules) found at www.trec.texas.gov.  In addition, the inspection includes identifying cosmetic items for repair; review operation of the home’s components; equipment inventory for manufacturer warranty registration; and home maintenance tips.
Pool / Spa Inspection will better assure a sanitary, healthy, and safe environment when using your swimming pool or spa.  The inspection will identify areas for potential injury or illness, and any actions necessary to protect those in and near the pool.  Inspections are performed by a National Swimming Pool Foundation Certified Pool/Spa Inspector® and comply with Texas Department of State Health Services health and safety code for pool safety, and Texas Administrative Code rules and regulations for pool and spa standards.
